North Derbyshire Housing Benefits Landlord Forum is on the 6th July at the Agriculture Centre, Bakewell from 6pm.

Derbyshire Dales District Council is keen to provide a high quality, responsive and accessible benefits service for all of its customers and service users.

DDDC is inviting private landlords to attend the seventh annual meeting of the North Derbyshire Housing Benefit Landlords Forum coordinated in partnership with Chesterfield Borough and High peak Borough Councils.

Free refreshments are available from 5.45 pm before the meeting starts.

A parking pass will be available on arrival to enable you to park without charge.

Adullam Homes Housing Association Ltd would like to introduce Jackie Hughes their new Private Landlord Accreditation Officer, Jackie will cover the High Peak Area taking over from Ruth Ward. Ruth will remain Private Landlord Accreditation Officer for the Derbyshire Dales area whilst also starting work on a new project for Adullam Homes in the Matlock area.

Invitation to join the Landlord  Group and plan Landlord Forums

 

High Peak and Derbyshire Dales are hoping to introduce a support group for Accredited Private Landlords. We want to change the focus of the present Private Sector Steering Group and make it a group that is much more for Landlords and which focuses on issues which Landlords want to discuss rather than those of the two councils. This will meet about 4 times a year. We envisage this group planning larger Landlord Forums twice a year – where we can give information / have guest speakers etc about issues that concern all Landlords.

Advertise your empty properties on the Councils’ Home Options website FREE !!

Home Options is the way that the council and housing associations let their properties.

People are prioritised according to housing need but anyone can apply to register.

Certain exclusions do apply e.g. previous evictions, rent arrears or behaviour that would lead to possession being granted.

 4416 people are registered for High Peak alone.

 Every two week cycle an average of 354 bids are made. That is 354 people actively looking for accommodation.

 

We want to offer Accredited Landlords the opportunity to advertise their properties, free of charge, on the Home Options Website. The Landlord will have the choice about who he/she allocates their property to, not the council. We will simply give you a list of potential tenants from those who bid on your property.

 

All you will have to do is provide us with the details of the property and your criteria for letting

Grant for Accredited Landlords

“Prepare and Place” – A New Project for Prospective Tenants

 

The “Prepare and Place” Project (run by Adullam Homes) aims to help and enable those who often remain excluded because they are not ready or able to access and sustain a tenancy.  It will provide an intense programme of one to one support to assist participants to access accommodation with a pool of participating Accredited private sector landlords.

Adullam Support staff will work with each individual accepted onto the Scheme to identify with them to agree strategies and goals for breaking the cycle of an unsettled accommodation history.

 Participants and Landlords,  will be offered access to the Private Sector Bond Scheme and a package of support to reduce barriers that exist for the target group, including:

 - Bond for duration of the tenancy& extended bond

 - Possible rent in advance.

 - Discretionary assistance – agreed on an individual basis.

 - Access to start up furniture packs, travel costs to attend appointments  

   with  Landlords and to access other services, including education  or    

   training.

 - Rent payable direct to participating Accredited Landlords

The High Peak Borough Council Bond Scheme

 

The Bond scheme has been, and continues to be, effective in facilitating access to private rented accommodation by putting in place a Bond and a Support Package which – hopefully - reduces the incidences of failed tenancies. Many Landlords use the Bond Scheme and this number is increasing each year. Thanks to all Landlords who participate.

A review of the scheme is underway and if you have participated in the scheme a letter is included with this Newsletter about which we welcome your comments.
